Stacked units and shared vent shafts
High-rise and mid-rise homes often fit a stacked washer and dryer in a closet. Those closets hold heat, and the dryer struggles to breathe. Venting may run through a long horizontal duct to a shaft or outer wall. Lint gathers at every turn in that duct. Some compact dryers are ventless and rely on a condenser that must stay clean. When airflow drops, a thermal cutoff, a one-time safety fuse, blows. Then the dryer tumbles with no heat at all.
Getting a closet dryer back on track
We pull the unit forward and check the duct connection first. A crushed or kinked transition hose is a frequent find. Then the heating element, cutoff fuse and thermostats get a meter test. For condenser dryers, we clean and check the condenser and pump. You approve one set price before we begin. Fuses, elements and belts are worth replacing. A stacked dryer with a failed motor and drum on an old pair may be due for replacement.
Life in large buildings
Census estimates for 2020 to 2024 count 19,159 homes in the Greenway and Upper Kirby area. Of those, 15,078 sit in buildings holding ten or more homes. Close to eight in every ten residents live this way. Dryers in these buildings often vent through long ducts inside walls. Building staff may clean the main shafts, but the short run behind your unit is easy to miss. We check that link on every Upper Kirby dryer call.
Dryer calls in Upper Kirby often come from apartment and condo owners. A load that should take an hour stretches to two. The laundry closet feels hot, and towels come out damp. Our tech restores the airflow or heat, then times a test load from wet to dry.
We repair gas and electric dryers from all major brands. No heat, long dry times, loud drums and dryers that will not start are the usual calls. Same-day visits are often open, so a pile of wet laundry does not have to wait. We are licensed and insured for every repair we take on.
